The patch
High Wycombe is the largest town, strung along the Wye valley with the Rye at the bottom of it and the M40 cutting past. Marlow is on the Thames with a very different character and a very different housing market. Princes Risborough sits north of the ridge, and Bourne End, Hazlemere, Flackwell Heath, Lane End, Stokenchurch and the Chiltern villages are spread around. Much of the area falls within the Chilterns national landscape, which constrains development and shows up in the planning file constantly.
One council, since 2020
Buckinghamshire Council replaced the county council and the district councils in 2020, so the old Wycombe District Council no longer exists and everything from planning to school places is now decided by a single authority for the whole county. That makes its committee papers and registers the most useful record of what is going to change here, and it means a decision about Marlow is taken in the same room as a decision about Buckingham.

The council’s planning register and committee papers, licensing notices, police.uk crime data, HM Land Registry sold prices, Food Standards Agency hygiene ratings, Environment Agency flood warnings for the Thames and the Wye, and company filings in The Gazette. Where a record is unclear we say it is unclear rather than filling the gap.
