A plan to demolish 91 Mayhew Crescent and build six new homes on land behind the street has been lodged with Buckinghamshire Council, and neighbours have two weeks to have their say. The application was validated on Monday 10 August and the consultation closes on Tuesday 25 August, according to the council’s planning register.

Six semis, with No 91 knocked down for the access

The applicant, named on the register as Mr R Potyka and represented by planning consultants JCPC Ltd of Thame, is seeking permission in principle for “3 pairs of semi-detached dwellings (six in total)” on land at 91 Mayhew Crescent and to the rear of 83 to 93 Mayhew Crescent, HP13 6DF. Number 91 itself would be demolished to form the access, and the application also covers “associated remediation works”.

The site sits in the Terriers and Amersham Hill ward. The register lists the reference as PL/26/06439/PIP, shows the case is expected to be decided by officers under delegated powers rather than by committee, and gives a determination deadline of Monday 14 September.

What “permission in principle” actually decides

This is not an application for full planning permission. Permission in principle is a two-stage route: government guidance states it settles only the location, the land use and the amount of development, and that “following a grant of permission in principle, the site must receive a grant of technical details consent before development can proceed”.

That matters for anyone thinking of commenting. Design, layout, appearance, parking and landscaping are judged later, at the technical details stage, if the principle is granted first. The questions in front of the council right now are narrower: should homes be built on this land at all, and is six the right number. The guidance sets a statutory time limit of five weeks for this stage, which is why the register expects a decision by 14 September.

How to comment

Comments can be made on the Buckinghamshire Council planning portal by searching for reference PL/26/06439/PIP. The register gives a neighbour consultation expiry date of Tuesday 25 August, so responses need to be in by then to be sure they are counted at this stage.

What it means for you

If you live on Mayhew Crescent, or your garden backs onto the land behind 83 to 93, this is the stage at which the principle of building here gets decided, and the window lands squarely in the school holidays. A comment about overlooking or parking layout will carry more weight later; a comment about whether this backland site should take six homes at all belongs now, before 25 August.

Even if the council grants permission in principle, nothing can be built until a second application settles the technical details, so a grant in September would not mean immediate building work.
